What is planned for the site at 118 Congress Street?
A four-story mixed-use building will be constructed at the corner of St. Lawrence and Congress. There will be commercial space along Congress and twelve high-quality condominiums on three floors. There will be indoor parking on the ground level for the residents. There is elevator access to each of the three levels of residences.
What will the sizes of the units be?
The design of the building and the residences is in the final stages of refinement. It will include units ranging from two to three bedrooms, some will have dens. All units will offer one-level living. Every unit will have a generous outdoor deck.
What will the pricing be?
Unit prices will start in the $500,000’s reflecting the quality of the structure and the energy-efficient materials, the well thought through amenities, the custom-designed finishes, and the prime location on Munjoy Hill.
Who is developing the building?
The project is a joint venture between Munjoy Hill businessman Ed Theriault and experienced developer Chip Newell of Portland and Boothbay Harbor. The architect is David Lloyd of Archetype and the construction firm is Wright-Ryan (John Ryan). Both live on Munjoy Hill.
What is the timeline for building the condominiums?
Subject to the approval process, the goal is to break ground in the spring of 2014 with a move-in date approximately a year later.
