118 on Munjoy Hill begins construction with a focus on quality

On hand as the demolition began were developers Susan Morris and Chip Newell of the NewHeight Group and Ed Theriault of TLA. John Ryan, president of Wright-Ryan Construction and David Lloyd of Archetype Architects, who are involved in the construction and design were also on-hand.
“This development is the first of its kind in Portland,” said Ryan, a long-time resident of Munjoy Hill. “Ed, Susan and Chip are breaking new ground with the highest quality condominium in Portland right now with respect to materials, design and energy efficiency.”
With only eight units remaining, the buyers to date are attracted by “the thoughtful design and quality of every aspect of the building,” according to Dr. Susan Koen, a future resident.
In addition, from 118 on Munjoy Hill’s vantage at the peak of Congress Street, residents have door-to-door access to the East End’s neighborhood markets, shops and restaurants, the Eastern Promenade, City Center and the Old Port. The homes afford views of Casco Bay and the Portland Peninsula.

Designed by an experienced condo development team including Archetype Architects, Wright-Ryan Construction and The NewHeight Group, 118 on Munjoy Hill will offer generous one level, 2 – 3 bedroom units that include dens and decks. Amenities the developers are including in the design based on their research include indoor parking, mudrooms, a dog wash, bike and kayak storage and state-of-the-art energy efficiency systems. Buyers will also receive a design consultation and an allowance to customize their home with features such as wet bars, laundry rooms and pantries and a host of finishes.
“We didn’t plan to develop condominiums when we came to Portland,” said Morris. “We just couldn’t find space that met all of our criteria and didn’t want to compromise. So we’re creating homes based on our decades of experience developing condos from Denver to Washington, DC, conducting research and living in over half a dozen condos ourselves.”
118 on Munjoy Hill will open its new sales center in mid-June. Until the center opens, potential buyers can see the floor plans for the remaining units, which start at $725,000, and see renderings and photographs demonstrating the views by appointment.
