What Makes 118 Unique

We listened intently to many experienced condo dwellers about what they liked and did not like, toured the best condo residences in the country and then we designed homes and amenities unprecedented in Portland.

Developers Chip Newell and Susan Morris live in one of the 12 condominium units at 118. In fact, the catalyst for this project was their search for a home in Portland. They could not find a single condominium that met their desires for features such as indoor parking, space for entertaining, huge windows that offered amazing views, and a private suite for guests. They made a checklist of 10 Desirable Features, based on their decades of experience living in, and developing,  condominium residences. Their 10 Criteria for Ideal Condo Living, below, became the design blueprint for 118 on Munjoy Hill. Hopefully, knowing that the developers are also be residents in the building gives buyers comfort as the attention to detail and quality of construction  will meet their personal standards.

10 Features that make 118 unique

Do these features resonate with you? Check them off on your list as you hunt for the right Portland home for you.

  1. One-level living
Each residence is on one level, and is designed to flow intuitively from one living area to the next. Flats “live” better than multi-level homes, offering more usable space with less square footage. 118 residences are roomy with two or three bedrooms, a den and two and a half baths.
  2. Natural light
Soaring ceilings-exceeding 10 feet in most areas and 7 foot windows maximize the sense of bright voluminous space.
  3. One of the views from 118Expansive views
Look out at the vibrant Munjoy Hill neighborhood, Casco Bay, or the Portland skyline. Every home is on a corner of the building, allowing views in two directions. See the views
  4. Indoor parking and speedy elevator access
One space per unit with the option of a second spot or a car lift. An elevator takes you to every floor.
  5. Spacious outdoor decks
Enjoy drinks and dinner with friends and let your green thumb flourish growing plants and herbs.
  6. “Hassle-free” living in a 12-unit building Professional management and optional “smart home” features allow worry-free travel. You can lock your door and leave.
  7. Designed for the details of daily life
Every unit has a mudroom to capture your outdoor gear, a laundry room with space to fold, an ample pantry, plus a dedicated work space. There is a dog wash and a shared workshop in the parking area.
  8. Customize your living space
118’s adaptable layouts let you create the environment that expresses who you are and reflects your lifestyle. Do you like to cook and entertain? Collect art, books, or wine? Watch movies on a big screen in a media room? Home office?  118 is the place for you.
  9. Forward-thinking building materials and techniques
118 features state-of-the-art energy efficient systems and a level of construction, including concrete floors that maximizes sound reduction.

Large closets in each unit and storage in the building for bikes, kayaks, and off-season items. Buyers receive 5 hours of time with our designer plus a $15,000-$20,000 credit towards finishing out the mudroom, laundry room, pantry, walk in closet, etc. to make your perfect home.
